Seasonal rentals grant you exclusive access to the property and its amenities for the duration of the lease term.

What are the start and end dates for seasonal rentals?
Seasonal rentals typically run from the second Friday in November through the second Sunday in April.

How are utilities like heat, electricity, and internet handled?
Tenants are usually responsible for all utilities during the lease term. Variable utilities such as heat and electricity are transferred to the tenant’s name, while fixed-cost utilities like internet and snow plowing are prepaid for the season.

Are rentals furnished?
Yes, all properties come fully furnished.

Do rentals include linens, towels, and bedding?
This varies by property. Please check the specific property description for details.

Booking and Payments
How do I reserve a seasonal rental?
Your rental is secured once both the tenant and property owner have signed the lease agreement.

Is a deposit required to secure my rental?
Yes, 50% of the total balance is due at the time of lease signing.

What is the cancellation policy?
Once the lease is signed, cancellations are only allowed if the property is re-leased to another tenant. In such cases, a $500 re-leasing fee will apply.

What is the payment schedule?
50% of the total balance is due upon lease signing, with the remaining balance due 30 days before the lease start date.

What forms of payment are accepted?
We accept payment by check only. Seasonal rentals cannot be paid for by credit or debit cards.

Where do I mail payments?
Checks payable to Maine Ski Lodging Co. can be mailed to PO BOX 508, Bethel, ME 04217. Please include your last name and property name on the check memo line.

Can I view the property before booking?

Each property has a maximum occupancy for the primary tenants. Occasional overnight guests are permitted, but subletting is not allowed.

What are the maintenance responsibilities during the season?
Tenants are expected to keep the property clean and in good condition throughout the lease.

Are cleaning services available?
Yes, we can provide contact information for recommended cleaning companies, which tenants can hire directly.

Who handles snow removal?
Tenants are financially responsible for snow removal, typically prepaid as part of the lease. Tenants must also keep walkways and fuel tanks and filling locations accessible for safe deliveries.

How is trash disposal managed?
Tenants will have access to a Maine Ski Lodging Co. dumpster for household trash disposal.

Is 24/7 emergency support available?
Yes, tenants will receive an on-call number for emergencies.

Customization and Special Requests

Can I extend my rental beyond the winter season?
Extensions may be possible depending on the property. Contact us with your requested dates and property details.

Can specific amenities, like a fireplace or hot tub, be added?
We cannot add amenities that are not already included in the property.
